General Questions:

How does the payment structure work?
We ask that our customers put a 30% deposit in place at least 7 weeks prior to delivery. The remaining 70% is due upon delivery via a bank draft or money order prior to unloading.
What types of foundations can I use?
We offer all types of foundations including pier/sono, crawl space/stem wall, basement ( both in-ground and walk-out ), and slab on grade. Please keep in mind that pier foundations will add to your package price considering the upgrades required to the base of the cabin in order to provide proper reinforcement. A slab on grade choice will reduce the cost of your package due to the removal of the floor joists and flooring that will no longer be needed. We do provide foundation engineering for an additional charge.
How do you ship the packages?
We ship our packages on 68' truck & trailer (48' flat deck). For photos, please click here. If the site is not accessible to such a transport, other arrangements can be made to off load at another location and reloaded onto smaller flat deck that can access the site. A forklift must be on site to off load. If the load is to be off loaded by hand, arrangements for additional time must be made. If for some reason your site is not accessible by our truck, we are only responsible to deliver the package to the closest drop point.
How far can you ship your packages?
We can ship our packages anywhere in the world.
Is engineering included in your plans and packages?
The price for our stock plans does not include engineering. Engineering is included as part of our package price provided your local requirements are equal to or less than our standard parameters. Our standard package is geared for a snow load of 52.2 lbs per square foot, a wind load of 50 mph, and for seismic zone 0 or 1. If your local needs are higher, no problem, we will gear your cabin to suit. If this is the case, we will, at an additional cost, have your plans stamped by a state engineer and provide all additional materials required to have your cabin meet the local code. If foundation or structural engineering is required, we can provide the engineering for an additional charge.
Can I make changes to the plans?
Yes, by all means you can make changes. We do charge for re-design work and the cost is dependent upon the complexity of the changes. We would be pleased to give you an assessment. Turn around time for changes to our plans is 2-4 weeks.
Do your plans come with an electrical plan?
No, but for a small additional fee, we can include them. Because this would be a generic electrical plan, we recommend that you sit down with your plans and work out electrical with your electrician.
Do you include energy calculations with your plans?
Although we do not supply energy calculations as standard, we can look after you in this respect for an additional fee.
How many cabins can you put on one load?
We can put two cabins on one load up to the size of the Skeena II and one cabin per truck thereafter. With the exceptions of the Windermere and Robson models, which require two trucks.
What colors do I have to choose from for staining and roofing?
There are 20 colors to choose from for the roofing and well over 100 colors to choose from for stain.
Is your pre-stained cedar one coat?
Although Behr stain recommends a one coat application, in order to further protect your investment, you may consider a second coat. It should be known that we do stain all four sides of all cedar products.
Do you offer multiple cabin discounts?
Yes, by all means. We will examine each case individually and determine an appropriate discount.
What type of windows do you include in the package?
We include Milgard Vinyl Classic windows in every package. Milgard Windows withstand the harshest climate conditions and have a full Milgard Lifetime Warranty. NOTE: Please be advised that Milgard windows do not come with liners / jambs. http://www.milgard.com/
Do you charge local state or provincial taxes?
In particular, we do charge and collect local California state Use Sales Tax and B.C. provincial Sales Tax. For all other US states and Canadian Provinces we DO NOT charge, nor do we collect state or provincial sales and use taxes that may apply to your order. We recommend that you check with your state or provincial tax agency(s) to determine if taxes apply, and how to make any remittance, if applicable. Tax relief strategies may be available also. State or provincial sales and use taxes are the sole responsibility of the purchaser. Failure to pay applicable state or provincial taxes may result in interest and penalties.
Are foundation hold downs, saddle posts, sill plates, Simpson Strong-Wall foundation anchors, etc. included with the package?
No, they are not. The reason being is because you can pour your foundation prior to receiving the material package and the foundation hold downs, saddle posts, sill plates, Simpson Strong-Wall foundation anchors, etc. can be poured directly into the foundation. All the materials listed can be picked up at your local hardware store, and depending on your model and foundation type, could be specified on your plans. We consider that if a hold down is poured into the foundation, it is actually part of the foundation package and not part of WCC material package.
Do your packages meet local county of provincial codes?
Although our packages meet or exceed the current editions of both the Uniform Building Code and the National Building Code, some local building authorities still might require additional upgrades. It is the sole responsibility of the purchaser to ensure their local county does or does not require upgrades over and above the national codes. Some items to check would be lower U values on windows and doors and higher R values in walls and ceilings. We can easily meet all local county requirements, but, this might result in an increased package price.
What are the benefits of having a building permit and/or having your home built to meet local or state codes?
  1. Increased Value: Your home or business is an investment. If your construction project does not comply with the codes adopted by your community, the value of your investment could be reduced. Property insurers may not cover work done without permits and inspections. If you decide to sell a home or building that has had modifications without a permit, you may be required to tear down the addition, leave it unoccupied or do costly repairs.
  2. Protects: A property owner who can show that code requirements were strictly and consistently met, as demonstrated by a code official's carefully maintained records, has a strong ally if something happens to trigger a potentially destructive lawsuit.
  3. Ensures Safety: Your permit also allows the code official to protect the public by reducing the potential hazards of unsafe construction and ensuring public health, safety and welfare. By following code guidelines, your completed project will meet minimum standards of safety and will be less likely to cause injury to you, your family, your friends or future owners.
Please ensure that you comply with all of your local building authority/county requirements; otherwise they may issue Fines and/or a Stop Work Order.

Metal Roof Questions:

How does the cost of a metal roof cost compare to other roofs?
Metal roofs are a premium product and cost some what more than a 20 year warranty asphalt/fiberglass shingle roof; however a metal roof can cost substantially less than many of the high-end architectural shingles now being sold.
What are the advantages and benefits over asphalt / fiberglss shingle roofs?
Can I walk on a metal roof?
Yes you can; however, like walking on any roof, you should be careful.
Is a metal roof noisy when it rains?
No, metal roofs are not noisy when it rains. According to one study, the noise levels of a metal roof are about the same as other roofing products such as asphalt or wood shingles or clay tiles.
Is a metal roof damaged by hail?
Metal roofs are very tough and highly resistant to hail damage... much more so than asphalt/fiberglass shingles. In fact, many metal roofing products have the highest impact resistance and hail rating granted by the insurance commissions in the hail belt regions of the U.S. Some insurance companies even provide a reduced rate for metal roofs.
How about resistance to wind damage?
All metal roofing products are very wind resistant. Many styles have been tested to withstand hurricane force winds; and wind warranties can be as high as 120mph.
Is a metal roof fire safe?
A steel roof is the most fire safe roof. It is classified as a noncombustible roofing material with a Class "A" rating - the highest rating given.
How does the weight of a metal roof compare to other types of roofing?
Much to many peoples surprise, metal roofs are significantly lighter than other types of roofs. Typically they weigh less than one-third the weight of asphalt/fiberglass shingles; and are as much as 75% lighter than clay, concrete or slate.
Will a metal roof rust?
Galvalume coated steel roofing panels are protected by layers of metallic and polymer coatings. Industry studies have repeatedly shown them to outperform the corrosion resistance of other coated metals. They are available with warranty's as long as 50 years.
Does the color fade?
Metal roofs are painted with high-performance polymers that have exceptional weathering properties. Over time you might notice a slight change in color due to the settling of airborne contamination, but occasional rain or washing the roof with a garden hose (from the ground) will keep the roof looking like new.
What about lightning?
Steel roofing is no more susceptible to lightning than any other roofing material. Lightning most frequently strikes the highest point in any terrain; and if your roof is at the highest point of the surrounding terrain, you can install lightning rods.
Will a metal roof make my house hot?
Actually, a metal roof can save you money on your a/c costs because it has a higher heat reflectivity than other roofing products like asphalt/fiberglass shingles, wood, tile, etc. During the summer it makes buildings cooler by efficiently reflecting away sunlight and reducing the amount of heat transmitted into the building. Likewise, it makes buildings warmer in the winter by reflecting inside heat from the underside of the roof back into the building. This good thermal reflectivity translates into energy savings by reducing cooling costs in the summer and heating costs in the winter.
What is galvalume?
Galvalume is 55% Al-Zn (aluminum - zinc) coated sheet steel that is ideally suited for most types of roofing applications. An estimated 40 billion square feet of galvalume now covers buildings in all kinds of climates and environments throughout the United States, Canada and Mexico, as well as Europe, Asia and Australia. Galvalume is an ideal material for roofing because of its extraordinary outdoor corrosion resistance and resulting long life. It is extremely popular due to its versatility, ease of use, aesthetics and long-term performance.
